They had some bad flooding back in June, but it wasn't due to a hurricane. The whole state got a deluge of rain in June and when the rest of the state gets flooding it all heads to the coast.Thx again Pep

What I mean by that is in Los Angeles we have Beverly Hills which is some of the most expensive property in all of California

and I wouldn't worry about moving to an area too nice with your 3-400K budget. For example, if you managed to buy a house in Beverly Hills for $400K, wouldn't it be the deal of the century and you'd close that sucker in a heartbeat?
You might be getting pretty close, with the Highland Park area of Dallas. That's the "Old Money" neighborhood, million dollar mansions, etc. But the suburbs like Plano, Frisco, Allen, The Colony, etc is where the "New Money" is.I had assumed Dallas would be the equivalent area to Beverly Hills.
