Its hot everywhere but its even worse near the coast and in Houston because its humid as fuck on top of the heat

This year it's like that in north Texas too. I don't remember weeks and weeks of 70+ dewpoints in August like this. I swear last night at 11 pm felt exactly like Houston.

Scot, you could look at a place like the Woodlands north of Houston if you're worried about hurricanes. Longer drive to the coast but pretty with pine trees everywhere. I spent some time in Sugar Land several years ago on the southwest side and we used to go to the coast sw of Galveston where you can avoid Houston proper traffic. Iirc it took about 40 minutes to get to the water. No the beach and the people won't be pretty like LA but like you say, who cares.

Haven't spent time in Louisiana but the one time I was in Miami, I distinctly remember the humidity feeling similar to how bad it is in Houston.

Its humid all over Texas (except the panhandle, lubbock etc) but its always felt the worst in Houston to me. I'm not a fan of Houston at all, big city, tons of traffic, nothing interesting about it that makes me want to visit except for old friends.

I have friends that do a lot of fishing in Louisiana, so if that what you're after, you can probably find much cheaper housing there and better fishing as well

Was Houston an area hit by the recent flooding?

They had some bad flooding back in June, but it wasn't due to a hurricane. The whole state got a deluge of rain in June and when the rest of the state gets flooding it all heads to the coast.

What I mean by that is in Los Angeles we have Beverly Hills which is some of the most expensive property in all of California

There isn't a really a more expensive part of Texas than others. Just expensive parts of metro areas.

El Paso, Corpus Christi, and even most of west Texas if you want to live in a metro area. Anywhere along the Mexican border is not great, either.

Thats weird because the Florida Gulf coast beaches are pretty nice.

Other side of the Gulf. And apparently that makes a huge difference.

Crime and the people who live there or other factors?

For instance there are areas of L.A. that are predominantly Asian which would be fine in and of itself, but as far as doing business with them it becomes nearly impossible because the business signs are strictly in Chinese. No English anywhere to be seen. So you can drive for miles and never know what type of business you are passing

There are Hispanic communities that are like that as well, but at least they make an effort to put the business sign or name in both Spanish and English

I'm quite happy in the open plains of the Llano Estacado where the nearest neighbor is about 10 miles away and I can see any approach at the horizon in any direction. But that's just me. It's a short drive for the amenities of a medium-sized city, and the weather is just stellar with all four seasons quite pronounced.

Sort of like the house in this clip - although this is in the Hill Country around Marfa, where there's no real winter to speak of, and no rain to speak of either. But, you might get some idea.

I guess a more important question is what parts of Texas should I stay away from and not even consider moving to?

and I wouldn't worry about moving to an area too nice with your 3-400K budget. For example, if you managed to buy a house in Beverly Hills for $400K, wouldn't it be the deal of the century and you'd close that sucker in a heartbeat?

I wasn't worried about buying one too nice. Nor do I have a desire to live near millionaires. I deal with them regularly and have no desire to continue to do so when I leave CA.

You might be getting pretty close, with the Highland Park area of Dallas. That's the "Old Money" neighborhood, million dollar mansions, etc. But the suburbs like Plano, Frisco, Allen, The Colony, etc is where the "New Money" is.

man, they're all over and Dallas has a ton of neighborhoods with all kinds of prices. The most expensive (snooty) part of Dallas its called Highland Park but probably doesn't represent 1/1000th of the population or area of Dallas (HP is what I would say is closest to Beverly Hills but BH blows HP away). Overall, Dallas is really affordable with small pockets of expensive homes in a few neighborhoods.

Austin is getting so popular and expensive that it might eventually have to be called the place where rich people live

Like I said, there is no fancy part of Texas. It's all about the same. There is only fancy parts of metro areas. Dallas is a mixed bag just like all metro areas in Texas.
